Timing Is...

Timing Is…
How would you finish that statement? Most would say “Timing Is Everything.” After twenty years in real estate, 15 years as a commercial real estate broker and investor, I can confidently say that timing can create millionaires and bankruptcies. Isn’t that reassuring!
Where Do You Get It?
Timing is crucial in real estate and all business. Unfortunately, it is very difficult to teach. Mostly, timing comes from experience. Some people get it, and some don’t. As we make mistakes and experience failures in business we gain a certain amount of intuition, a lot of which is related to timing. I’ve learned to see in advance where the path of progress is headed and which properties are the ones to look at. Even which towns will be the up and coming sites for future growth. It doesn’t take a genius to do that but it does take a sense of timing.
Life experience helps provide that. But if you are still lacking in that area as many of us are, it helps to have a mentor or a group of people to associate with that have a wide range of business experiences. No matter how good your timing and intuition become, they will never be 100% perfect.
Filling In The Gaps
There will always be gaps and shortfalls. I have mentors that I learn from to help fill those gaps. I try to spend time with them whenever possible, either in person or on the phone. That gives me insights into things without having to wait for them to happen first. Because they have already been there and done that (whatever that happens to be) and are willing to share their experience with me.
Mentors Will Lead The Way
I have mentors who are friends and we help each other. I also belong to paid communities where I can associate with dozens or even hundreds of members as well as the community owners who are great mentors.
These people or groups don’t directly teach timing. But learning about their experiences in their business does help me learn it. If you feel like you do not have a great sense of timing or good intuition, don’t give up on owning a business or investing in real estate. Great timing will come with experience. Owning a business and investing in real estate will give you that experience. Compensate for the lack of it by leveraging relationships with others. Use their sense of timing. They won’t mind.
Action Steps:
1. Who in your life has been a mentor or could be a mentor? Spend more time with them and learn whatever you can.
2. You can have mentors who don’t know you. You can learn from them by consuming the content they produce. My wife and I have a leadership mentor, John Maxwell. We’ve met him, we got our coaching training from his organization, but he doesn’t know us on a personal level.
3. Find a community to join. Whatever your industry is, there is a community available to join. If you can’t find one, create one! I’ll write more about communities in the next article.
